We are not sure what to do? Any suggestions? There has been plenty of rain and the weather is not extremely hot yet. All of our other trees are doing great.

I am not sure what kind of tree this is - we just moved in January this year. The house next door was built about 1.5 years ago from our understanding - could this have affected the roots? Its about 20 foot to the right on the first picture.

Any help will be appreciated.

Can you clarify what we're looking at in the second picture? Are those leaves? Some more close-ups might help us diagnose.

Casey,

The second picture is leaves that have died and fallen off. Its strange, there are buds for new leaves, but then they get spotted and die.

Any ideas on helping?

Congratulations on your new home! If you haven't been able to diagnose what is going on with your tree, take a look here. Click on the left for 'Shade Trees'.

This site should help you to diagnose if it's construction damage, though I suspect it's not from the picture of the black spots on the leaves.

See if these sites help you to id your tree. If not, you might want to take a branch to a nursery for id. Do put the sample in a sealed plastic bag so you don't spread anything.
